FRANK EDER

CEO

FOUNDER

 

RESPONSIBILITIES AT ARTES 

​

Mr. Eder has over 25 years of real estate investment experience.   He founded a real estate investment management firm in 1997 while attending the Harvard Business School after a successful career working at Fortune 500 companies and in private equity.  Having acted as a principle investor for over two decades, he is an accomplished manager, operator, and transaction specialist with several private investments reaching realized and unrealized returns in excess of 100% IRR and attaining a 65% IRR with institutional investor, ING.  Mr. Eder’s primary roles at ARTES are strategy, development management, and real estate finance.

KIM BAUER

RESPONSIBILITIES AT ARTES 

​

Kim manages the Interior Design, Marketing and Branding functions at ARTES which includes a global team of Interior designers, 3D animators, interior architects and purchasing specialists to design, produce and execute single family homes in the luxury sector.  Her primary love is working with clients to realize their vision.  She is equally comfortable with clients, in the office, on the construction site or meeting with vendors.  During design and construction, she often serves as the liaison between parties.  Upon completion, she works closely with outside real estate agents and brokers to position, brand and market the homes.

It takes a team of experienced construction professionals to complete each home. 

We staff each project based on the specific skill sets required for the job, the budget, and

the level of complexity in the construction techniques. 

KEY STAFFING ROLES FOR A TYPICAL PROJECT INCLUDE:

PROJECT MANAGER

We consider our project managers to be true general managers running a small business called YOUR HOME. 

They are held accountable for budgets, timelines, customer service and quality. They are in the office and in the field. 

They are responsible for scopes of work, bidding out different trades and specialties, and contracting with subcontractors and vendors. They manage the project team on a day to day basis and report to the Founding Partners of ARTES. 

PROJECT SUPERINTENDENT

The project superintendent is your “boots on the ground” construction expert.

Their primary objective is to execute on the owner’s and architect’s vision for the project. They are on-site full time performing relentless quality inspections. They manage subcontractors, run safety meetings, meet with inspectors, suppliers, architects, landscape architects, engineers, geologists, interior designers and other consultants. 

PROJECT ENGINEER

The project engineer is primarily responsible for RFI’s, daily logs, document management, submittals, scopes of work, contract administration, communications between subs and vendors, site photography and visual documentation, and the technology platforms of the project.  They are working closely with the founding partner on value engineering for the project.

PURCHASING

The proven key to lowering construction costs is our purchasing and bidding process. 

We are a firm believer that if projects are bid out with comprehensive scopes of work that are

easily understood by the bidders, and put out in a broad reach, we will obtain the absolute best pricing for our owners.

We see this as our fiduciary responsibility to owners. We have separate purchasing specialists who focus on

Interior furnishings, decorative lighting, accessories, and art when needed.

FINISH SPECIALIST

Even if you have an interior designer, we often find that a dedicated finish specialist is needed during a portion of construction to help refine, source, re-select and direct the quality and installation of the finishes. 

Additionally, we have complete in-house capabilities for Interior Architecture and 3D modeling, so if your plans are less than complete, we can quickly produce supplemental construction drawings detailing interior architecture, and produce interior/exterior visualizations so you can see what is being built.

ACCOUNTING

We can staff project accountants based on the various needs of our customers. 

Accounting requirements for cash funded projects are different than those with a construction draw other equity lines. 

We work with you to staff accordingly.
